What if I don't see a plan of yours I like, but I saw it somewhere else? Not a problem. With very few exceptions we can build the house you want.
Does it cost money to meet with Linda if we are not sure if we are ready to build yet? We aren't even sure whether we want a cape or even a ranch. No.She'd be happy to meet with you and help any way possible. Even if it takes several visits over several months or years, there is no money required until you have made a decision to build.
Once I make a decision, what does it cost? At the time you sign your contract, there is a $2000 deposit required.($400 is used to draw your plans and $1600 is applied to your total purchase price. Example: The contract is for $150,000 and after you give the $2000 deposit you now owe $148,400.
What if we cancel? Is that $2000 refundable? We will refund any amount of the $1600 that has not already been spent. (Remember: $400 goes to draw your plans.)
Do you finance in-house? What about purchasing the land and the house at the same time with the same loan? We do not have in-house financing. But we have several lenders who have wonderful programs that can finance up to 100% of the purchase price of the land and the home (as a package)…even if you don't own your land yet. Our lenders offer a one step construction to perm loan; Phase 1 is construction; Phase 2 is your 30 year mortgage. The beauty of that is it saves you money by having one closing and one set of closing costs.
What if I don't have perfect credit? I have yet to meet anyone with "perfect" credit, but naturally the better your credit, the better the loan programs and interest rates and fees you have available. There are still programs out there for you. They may not offer a one step construction to perm loan, but there are programs for just about everyone's situation.
Why do I need a construction loan? Unless you have the cash to pay 100% for the building of your home, everyone needs a construction loan. The construction lender advances money to the builder as needed for the clearing, foundation, well, septic, house, etc. In addition to being the "money man", your construction lender also provides a service by making periodic inspections to insure that the property is being built as was contracted for.
Can I use my own lender? You are welcome to use your own lender. Or we can refer you to lenders our customers have used, and who have a proven track record.
